Bayti was created from Alyssa’s passion for real estate and love for the people and places she visited in the Middle East. She felt compelled to create an experience in real estate sales that is unparalleled to what is currently being offered. A trusted real estate brokerage that understands the needs and concerns of the foreign property investor.
Alyssa has over a decade of experience in Manhattan luxury real estate sales, marketing, and business development, working for the largest privately owned real estate developer in the U.S. With an entrepreneurial mindset and spirit, she originated nationwide industry-leading partnerships to drive business growth and revenue for the firm’s luxury residential division.
Based in Soho, New York, Alyssa shares a passion for timeless downtown lofts yet appreciates the beauty and appeal of newly developed properties. Alyssa’s knowledge of real estate, combined with her extensive travel in the Middle East, enables her to understand the requirements and privacy needed for her client base. Bank bailouts are back! We're all reading the headlines, and we wanted to provide our insight on how the events of the past week will affect the New York housing market.
The New York real estate market has a resilient track record of recovering first from the world's deepest crises. The Covid-19 pandemic instilled the same principles as the ’08 financial crisis and verified the notion that Manhattan is still the financial center of the U.S. and a place where people want to live, work, and invest.
The New York rental market is experiencing record-high rates, with ongoing supply constraints and long-term leases making it a viable inflation hedge. As the leading financial, media, arts, and increasingly tech hub in the U.S., New York's average rental rate has surpassed $5,000 for the first time in history. This makes New York the strongest western rental market, outperforming London, Paris, and Dubai.
Countless Fortune 500 companies are investing heavily in the construction and expansion of billion-dollar headquarters throughout New York. Companies such as Google, Disney, Meta, and JP Morgan are among the many investing in the city's growth, despite the tax advantages offered by other states such as Florida and Texas. These significant corporate investments reflect the continuing strength and appeal of New York City as a leading business hub.
New York City is set to benefit from federal funding to enhance its infrastructure. These serious capital improvements will significantly upgrade the city, directly enhancing the real estate market. The infrastructure upgrades include LGA Airport, Penn Station, Seaport redevelopment, tunnels, roadways, parks, and new museums and cultural centers.
A seller of U.S. property can put to use a ‘1031 Tax Exchange,' which allows capital gains taxes to be deferred. A 1031 exchange is a swap of one real estate investment property for another like-kind property at the same or greater value.
Why New York?
